Villa Mont Kiara is located in the heart of Mont Kiara (on Jalan Kiara), having nestled between the Mont Kiara International School (MKIS) and Plaza Mont Kiara. Developed by UOA (possibly its only project in Mont Kiara) and completed in 2004, this development is freehold.
UOA is one of the oldest property developers in Klang Valley, with some prestigious developments under its belt – namely, Villa Pines, The Park Residences, Setapak Green and Desa Bangsar Ria. Developer reputation goes a long way as far as Malaysia property is concerned, and with the backing of an established developer the future for the Villa Mont Kiara development remains bright.
Being one of the oldest properties in Mont Kiara means that it occupies one of the most central spots in the enclave, and for this reason it has a rather high “Walkability Score“; schools, offices, retail shops and a police station are reachable by foot. More on this later.
Landed Property In Mont Kiara…?
It is interesting to note that Villa Mont Kiara is one of the few freehold landed developments in Mont Kiara (excluding the neighbouring areas of Sri Hartamas and Segambut Dalam). If you are interested in a landed property in Mont Kiara, then Villa Mont Kiara should be right up there in your shortlist – along with Villa Aseana and The Residence @ Mont Kiara. Lumina Kiara also has a handful of semi-detached homes.
The bungalow’s “zero lot” configuration may be a “love it or hate it” feature (for the uninitiated, “zero lot” properties have the boundary walls built into the property line, thus maximizing the space), and this means that open spaces are mostly shared rather than exclusively owned. Indeed, in some zero lot developments claustrophobia can be a problem, but that’s not the case here with Villa Mont Kiara.
There are two types of unit at Villa Mont Kiara – three-storied bungalows (land area of 5,200+ sq ft; built up area of 4,800+ sq ft) and link bungalows (land area of 3,700+ sq ft; built up area of 3,200+ sq ft). These make up a total of some 45 units, all located within a gated community with 24 hour security.
Each unit is luxuriously fitted with premium marble floors, granite topped bathrooms and hardwood timbered staircase – the full works. Also, each unit comes with a private pool, which is a major selling point. Additionally, there is a designer-landscaped Koi pond as well as tastefully designed water features. This creates a serene, lush and very livable atmosphere!

Prices… Well, If You Need To Ask…
Villa Mont Kiara strictly belongs to the upper tier as far as Mont Kiara properties are concerned. The asking price (at the time of writing) peaked at about RM4.5 million for a link bungalow unit, and it has been at this level for at least the last twelve months or so.
We expect the price not to drop below the RM1,000 per square feet, and in fact the price may be buoyed with the completion of Kiara 163 and Arcoris up the road just next to Plaza Mont Kiara. It is interesting to note that there has been above average capital appreciation for properties like this in Mont Kiara coupled with superior rental returns. The fact that Villa Mont Kiara is one of the very few landed (and freehold!) properties in the Mont Kiara enclave is a very strong differentiation for this development.
The location may be both a plus or a minus point depending on your needs. It is within walking distance to One Mont Kiara (Fitness First! Tony Romas!) and Plaza Mont Kiara (Starbucks!) as well as the MKIS, which is convenient. However, it is also near the highway, which may be less desirable. Some had preferred the semi-detached units at Lumina Kiara which is up the road but still close to some retail shops (i.e. Solaris Mont Kiara).
Our Final Analysis
So here’s the deal – Villa Mont Kiara very good choice if you’ve got the dosh – given its location and freehold, landed status. Additionally, with a rather excellent GoodPlace Walkability Score (GWS) of more than 80, we can expect it to perform well in the sub sale and rental market.
But needless to say, don’t take our word for it, and remember to do your research – especially so if you are unsure of the “fair price” that you should be paying for a unit here. Understand that the “asking price” is often arbitrary, and may not be indicative of the true market value. Be sure to find out about the transacted prices in your consideration.
