Vista Kiara is a freehold condominium that sits on Jalan Kiara 3, just a stone’s throw away from the Garden International School, and neighboring Laman Suria and Flora Murni. Further up the road is Ceriaan Kiara. Completed in 1997, it is one of the older condominiums in the Mont Kiara enclave. Is old, gold? We’ll find out soon enough in this review. 🙂

Incidentally, Vista Kiara is one of the handful condominiums not developed by Sunrise during the startup period of Mont Kiara in the late 90’s. It was built by Asia Quest, a property development firm that owns 45 acres of land at the Kiaramas enclave, in the neighborhood east of Mont Kiara.
Asia Quest is probably known as the “other” major Mont Kiara developer (Sunrise), and Vista Kiara is the one of the earlier condominiums built by Asia Quest in Mont Kiara. So how does this development stack up against the rest? Well, continue reading this review…
Vista Kiara is made up of two 28-storey blocks called Triomphe (sic) and Concorde. It boasts of a huge compound with lush greenery which appeals to families of locals and expatriates. Units at Vista Kiara are sized from 1,230 to 3,210 sqf and are either partially or fully furnished.

Vista Kiara Prices
Per recent checking with local property listings, asking prices for units at Vista Kiara range from RM400 to RM600 psf, depending on the built-up size and whether the units are partially or fully furnished. We would expect the transacted price to be around RM450 psf, but obviously this can be checked rather quickly at JPPH. Pricing-wise, Vista Kiara is comparable to Lanai Kiara, which goes for around RM450 psf.

Living La Vida Vista Kiara

Vista Kiara’s facilities underwent a makeover in 2012.
In 2012, 15 years since its completion, Vista Kiara’s facilities underwent some makeover. The kids’ play area was provided with a new bike track and swing, the gym’s flooring was converted to timber, the swimming pool area were provided with lounge decks, umbrellas and lighting, the tiles of the barbecue area were changed to fresh ones as well as the LPG pipes, the fire alarm and access cards systems were also upgraded. The rear fence height was also increased as a security precaution. After the makeover, the condominium has since been managed by Allied Group Property Services, an experienced professional management firm.
Location-wise, Vista Kiara seemas to be a good choice for families with growing demands since the property is very near an international school and several shopping centres. Right next to Vista Kiara is the Plaza Mont Kiara. By using access cards residents of Vista Kiara have an exclusive special access gate at the back of the property.
Our Final Analysis
Vista Kiara is an average-priced property with a good potential to further appreciate – so it’s probably suitable for the entry-level investor who is eyeing a unit in Mont Kiara.

GIven its moderate price, Vista Kiara is probably a good investment option for entry-level buyers who wish to live in Mont Kiara.
Its location is considered a prime location, given its proximity to Garden International School and Plaza Mont Kiara. In the rental market, we can see its appeal to expatriates who are looking for a medium-size and cost apartment with good location to the schools and retail outlets.
Another selling point for this property is its innovative architecture and landscaping. Although it is relatively older than other condominiums in Mont Kiara, it is very well-managed and therefore does not lag behind. Given its central location and an appealing price point, we give Vista Kiara a “cautious” thumbs up – simply because there are just too many choices nowadays in Mont Kiara, and Vista Kiara may not appeal to much to buyers or renters with a flexible budget.
