Located in one of Kuala Lumpur’s most exclusive residential enclaves, Ampang Hilir (or better known as its more glamorous name, Embassy or Ambassador’s Row) is the colonial-architecture-inspired Wickham Manor – not to be mistaken for Wayne Manor in Gotham City. OK, lame jokes aside, Wickham Manor would certainly look much better than a gothic haunt – clean, polished and rather classy.
Wickham Manor is a freehold low-density condominium with only 39 units, spread over a single seven-storey block. The property sits on Jalan Wickham off Jalan Ampang; neighbouring residential properties include what’s known as the Wickham cluster of condominiums – Wickham Residence, Raintree Residence, Ampang Hilir Tara and Seri Hening across the road. It’s definitely in good company. 🙂
At the time of the publication of this review, the asking price for units at Wickham Manor is at RM470 to RM500 per sq. ft. on the average. This is perhaps one of the lower asking prices possibly in the whole of the Embassy Row – average prices are now edging towards RM800 PSF (and breaching RM1,100 PSF for the rare, new launches such as the Rimbun). Other properties such as Mutiara Upper East and Raintree Residence which have average asking prices of RM520 and RM550 psf, respectively. “The Manor” is another project from Singaporean real estate developer, Lum Chang, which is also the builder of the rather exotic Twin Plams (Sungai Long and Ulu Klang), the Spanish-styled Damansara Villa on Damansara Heights as well as the Forum on Jalan Tun Razak (known as one of the earliest condominiums in the city).

The Wickham Manor – Details
Although Wickham Manor is just seven storeys, it gives its residents a view of the Petronas Twin Towers or of the Royal Selangor Polo Club (disclaimer: only for the upper floors; always ask your agent for a viewing if even if you’re only remotely interested in a unit!). Its appeal lies into these three factors:-
- The Embassy Row factor – it’s located on one of the prime-est locations in the Kuala Lumpur city
- It’s freehold
- It’s low density
The Ampang Hilir district itself is a quiet spot in the heart of the city. The district’s lush greenery is well-kept. It is also known as the Embassy Row, as several foreign embassies are situated in this area. It is a few kilometers away from KLCC, which means that amenities are very close by.
The 39 units at the Wickham Manor have built-up sizes of 1500, 2000 and 2080 sqf. Aside from the tight round-the-clock security, the following facilities are available for use of the residents:
- Covered carpark
- Business centre
- Barbecue pit
- Kids’ playground
- Swimming and wading pools
- Snack bar
All the basic amenities are available to Ampang Hilir’s residents within short distances from the community. Schools, hospitals, shopping centres, restaurants, cafes, pubs and sports facilities are all within reach. Since this community is very quiet and close to the foreign embassies, it is a popular home choice for ambassadors and other well-off locals.
OK, so here’s what we think. Wickham Manor is old even by the Embassy Row standards although it still looks rather new(ish) from the outside. Its location on the Wickham Road is a selling point, and given its low density factor there’s strong fairly strong demand in the rental market (it is also suitably sized at 1,500+ sq ft and above). It may lack the snazzy factor of other more illustrious residential properties in the area, but that’s exactly the point. At RM500 PSF price point there’s nothing much to complain about, too.
Given its location and tag price, some may think that Wickham Manor is a worthy investment, either for personal residency or if you are planning to have it rented for profit. However, from the feedback that we have received, this may not be the perfect property for capital yield. Why? Because there are newer and more modern properties springing in the vicinity, with tag prices not too steep. Therefore, appreciation for Wickham Manor prices may be very minimal, if at all.
