Fresh, spacious, modern but quaint and very close to nature – this is probably the best way to describe the leasehold superlink homes in Phase 5 of Sutera Damansara, given the “Zaria” moniker. Its design remains loyal to the overall theme at this Sungai Buloh township – one that pays tribute to the natural beauty of the hills that surround this now bustling residential and commercial zone in Selangor.
Zaria, unlike its closest counterpart within the Sutera Damansara property – Almira 28 – is smaller in built-up space. While corner units at Almira could go well over 4,000 sq. ft. in built up, Zaria’s units only max at 3,794 sq. ft. Zaria also has more home units at 42, almost twice as many as Almira’s 28 units in total. This, however, does not make it any less exclusive, nor expensive.
The Configuration
Zaria units also come with 4+1 bedrooms and a total of 5 bathrooms – quite big and suitable for big families and for accepting guests. Homemakers will also be delighted that the 2-storey premiere superlink homes of Zaria come with wet and dry kitchens to suit all kitchen needs. Each home is also equipped with home alarm systems – something that could really ease up the security concerns of the residents on top of the already implemented round the clock security.
Each unit comes with its very own air conditioning unit as well as a solar water heater system that heats up both the kitchen and bathroom water. The solar heating system is the developer’s implementation of the vowed greener living in its Damansara community.
Apart from these facilities within each unit, Zaria residents along with all other residents of Sutera Damansara will enjoy the use of the amenities within the township that includes a golf course and easy access to the extravagant Sutera Springs Linear Park that comes with gazebos, lakes, jogging trails among many other features.
Zaria is accessible through many major thoroughfares; however one will have to go through the other phases of Damansara Damai before reaching the main Sutera Damansara area.
Pricing Analysis
Price-wise, the Zaria can get a little too expensive. But for its size, its capacity to accommodate a big family still quite spaciously, plus its undeniable beauty, it can well be worth it. Current market prices do not go below RM 1 million, but not get quite over RM 1.5 million even when its launch price was at RM 1.4 million. The launching price on a per square feet was RM 340.
A lot of people say the Zaria is quite expensive, considering it costs more than the other superlink townhomes outside of the Damansara township. But if you have the budget for it, the need for space, and the desire to enjoy its many amenities, Zaria may just be worth your cash. What We Think
First in our checklist of things to consider is always the developer reputation. OSK is one of the more well known developers in the country, and with Sutera Damansara fast becoming its landmark development you can be sure that Zaria will get the ample attention that it deserves. We also like the banged-up job the developer did for Almira 28, and it looks like Zaria will follow the same “template” in terms of both project management and marketing.
The name “Sutera Damansara” may be misleading to some as it’s not located in or near “Damansara” as we know; it’s a Sungai Buloh township which is about 15 minutes drive away from The Curve on a typical day with moderate traffic.
You’ll be hard-pressed to find landed properties with Zaria’s specifications at its current asking prices of RM400-500 PSF anywhere nearer to PJ or KL, and for this reason it may be worthy of serious consideration.
