This development has a total of 124 townhouse units and sits on some 10 acres of freehold land on Jalan Ritchie. The units are two-storey terraced apartment on top of another 2-storey terraced apartment, making up a four-storey townhouse.
Ampang 971 is a gated community that is just about three kilometers away from the Kuala Lumpur City Centre (KLCC), and within walking distance to the Great Eastern Mall and the Gleaneagles Medical Centre. The Royal Selangor Golf Club and The Raintree Club are also just close by. The Ampang Hilir enclave is also clustered with a number of foreign embassies, also making it known as the Embassy Row.

Per recent checking with local property sites, current going subsale prices for Ampang 971 range from RM480 to RM600 psf. This is comparable to the neighboring Villa Aman, which sells from RM440 to RM700 psf. Rental rates do not differ too much at RM2.00-RM3.50 and RM2.50-RM4.30 psf for Ampang 971 and Lot 16, respectively.

Ampang 971 was developed by Island & Peninsular, or known better as “I&P”. I&P has been known for building a vast number of townships across Malaysia. According to the company’s website, it has completed developments worth 7,400 acres and is still developing some 4,600 acres more. Approximately, these developments yield some 95,000 homes (equivalent to about 475,000 population).
I&P owns 40% of the units, which they offer for rent.
Each townhouse at Ampang 971 has on its higher level a huge living room, a master bedroom and 2 bedrooms. The lower floor houses the spacious kitchen with a separate dining room and a maid’s room. Units are typically sized from 1,650 sqf.
The facilities are centrally located within the property and are clustered together in a single clubhouse. Facilities include swimming and wading pools, barbecue pit, squash courts, gym and aerobic room, and kids’ playground. There is also a mini market and jogging tracks for the residents’ convenience. The community is also provided round-the-clock security.
Given Ampang 971’s location and specifications, it may seem like the perfect home especially for expatriate families with growing kids. The property is surrounded with lush greenery and has a lot of space for children to play. Further, it is only a few kilometers away from the city. However, the occupancy rate is allegedly lower compared to other properties on the Embassy Row.
According to another review found at a local property portal, the property’s facilities are allegedly maintained rather poorly. There have been reports that the gardens and the playground are not well-kept. We cannot verify this (there were no responses from the management to our queries), but if you’re interested in a unit then pay attention to these when you go viewing. 🙂
Some would also be concerned about the high tension live wires located close to the property. This could well a major turnoff to some buyers or prospective tenants. If you could get a really good deal (also probably far from the tension wires if that bothers you), then this could turn out to be perfect for you. It is still best to set your priorities then go to the property and see for yourself whether or not it suits your fancy.
