Another one of the growing number of residential properties in Embassy Row is Kondominium Impiana (also known as Ampang Impiana or Impiana On The Waterfront), a freehold condominium that is located strategically in the heart of Jalan Ampang opposite GCB Court. A medium density development, Impiana is known for its awesome views of the lake.
The Impiana is comprised of 150 units, which are spread over five blocks. Built-up areas start from 1,600 square feet to 2,000 square feet. Facilities and amenities include tennis and squash courts, a jogging track, a barbecue area, a swimming pool, and a 24-hour security system. Furthermore, residents can enjoy the condominium’s sauna for relaxation.
Ampang has received a lot of positive reviews because of its quiet and peaceful environment. The Impiana may look like a sound investment, because rental returns are expected to be steady at around 10% this year – but as with everything it’s wise to do your own research!

Embassy Row: Rising Above the Game
Property developers have always been on a lookout for locations to build residential properties on. While popular picks would include bustling KLCC, the posh and exclusive Mont Kiara, or lively Bangsar, it seems like Ampang Hilir, better known as Embassy Row, has been getting a lot of attention lately.
The inclusion of Ampang Impiana in the area would allow residents, mostly expats, to have that luxury of going to and from work with ease and convenience. Embassy Row, like its name suggests, is home to a lot of embassies, including the British Royal Embassy, the French Embassy, and the People’s Republic of China embassy.
Another upside to living in the Embassy Row is its close proximity to corporate offices, hospitals, restaurants, shopping malls, and schools. Not only would Ampang Impiana be a good fit for expats or young professionals who work in the area, it’s also an attractive option to families who would like to send their children to quality schools and credible colleges and universities.
Ampang Hilir can be accessed via Kuala Lumpur’s main roads and expressways. Ampang KL Elevated Highway, the DUKE Highway, and MRR2 all have access to Ampang Hilir. Public transport is also available, as bus stands and taxi stands are abundant in the area.

What We Think
The Impiana is not “strictly” on the prestigious Embassy Row, but this doesn’t mean that it’s disadvantaged in terms of location. In fact, we like the fact that it faces a serene lake which makes it special amongst city condominiums. Additionally, the price point is rather attractive at sub RM450 PSF levels – it’s getting harder to find condominiums in the city at this level.
On the downside, the facade of the condominium may look plain and “clinical”, and while being only twelve storeys tall it’s not high density, but it’s definitely not “low density” as it touts itself on other property portals. There are also not a lot of unit configurations to choose from; it’s easy to grow out of the 2,000 sq ft maximum space especially when you have got a growing family.
