The word out on the streets: Bangsar is now getting its mojo back. 🙂 But the truth is that while much of the night buzz has shifted to downtown Kuala Lumpur or to Damansara even, there has never been a shortage of things to do around this side of town, and it shows—people still are out on the Bangsar streets even during the wee hours of the morning. It’s a bustling area with a lot of things to offer, and it’s no surprise how it has become one of Kuala Lumpur’s primary (and oldest) choices when it comes to residences and condominium living.
Yes, Bangsar may be showing its age, but it’s still one of the most livable places in the Klang Valley, occupying a rather prime spot in Kuala Lumpur.
You’ve heard about houses on hills, but what about a residential condominium on a hill? Yes, it’s true — as Bayu Angkasa Bangsar, a freehold condominium developed by Kiara Development, stands on the site of Bukit Bandaraya. Consisting of six blocks that are occupied by a total of 232 units, this condominium is placed quietly along Jalan Medang Kapas, about 15 minutes away from Bangsar’s famous landmarks — the Bangsar Shopping Centre and Mid Valley Megamall.

Bangsar Bayu Angkasa is a low-density condominium that is made up of six blocks, each with only 14 storeys each. There are two types of layout to choose from: the standard units, and penthouse units. The condominium’s standard units measure from 1,163 square feet to 1,600 square feet. Penthouse units are spacious, with area sizes that start from 3,180 to 3,380 square feet.
Sale prices for units were recorded at around RM480 per square feet during the fourth quarter of 2012. There have been minor sale price decreases over the course of 2013, but the condominium is continuing to attract potential residents and investors because of its good location.

It seems like Kiara Development, the developers of the condominium, made sure that everyone will definitely have their fill of things to do when residing at Bayu Angkasa. Facilities are abundant and suited for everyone—singles, parents, children, bachelors, and young adults.
The Bayu Angkasa condominium boasts of topnotch security that will keep residents secure at all times. For fun, toddlers can expend all their energy on the playground, and get that well-deserved rest at the condominium’s games room. There is also a gymnasium for the fit-at-heart, a clubhouse to make social gatherings easier, and a function hall perfect for events or other important meetings. There is a library to keep every bookworm busy, too. For relaxation, the condominium offers a luxurious hydro-therapy spa, a swimming pool, and a sauna and steam room. A squash court and a tennis court is also available exclusive to its residents. Also, there is a saloon, a launderette, and a mini-market.

Bangsar has become one of the preferred addresses over the course of time. This is evident with the rising number of establishments such as shops, restaurants, and banks being built in the area—the place is becoming famous as the best place to hang out, relax, and dine while enjoying the company of friends on a slow, Saturday night.
Families can also benefit from the condominium’s excellent Bangsar location—there are a lot of nearby schools that are accessible via car in minutes. Also, the area is also close to KLCC. It’s easy to use public transportation, as bus stops line the area.
One has to be aware of the fact how Bangsar can become crowded, especially at night. This being said, it’s easy to assume how the traffic jams can become unbearable during peak hours(even late at night!). Noise pollution can be a minor inconvenience, as the noise from nearby bars and clubs can be heard on certain occasions, specifically during DJ events and such.
Bangsar property has shown tremendous appreciation in value over the last two to three years, and with good reason – the demand far outstrips the supply. Bayu Angkasa’s asking prices have been steadily increasing, but still rather “cheap” when compared to other condominiums in Bangsar, Mont Kiara or KLCC. It is somewhat showing its age (having built and completed in 1999), but the units are rather well maintained.
Now according to reports found at a local property portal, Bayu seems to suffer from a rowdy crowd during Friday evenings and the weekends given its location between Sri Hartamas and Bangsar. Crime rates are also allegedly higher, but that’s something that we can’t confirm. Something to verify with the agent if you’re interested in a unit here, surely. 🙂
