Ceriaan Kiara is one of the condominiums with the best bang for the buck in the luxurious Mont Kiara – at least in our opinion here at PropertyReviews.my HQ 🙂 . Completed in December 2009, it is a freehold development consisting of two condominium blocks, housing a total of 238 units. It is sprawled on a 3.06-acre land on Jalan Kiara 3, neighboring Laman Suria, Kiara 1888, Casa Kiara I and Kiara 9.
Ceriaan Kiara was developed by YNH Property, the same developer behind the Menara YNH, Fraser Residence, Kiara 163 and a 400-hectare commercial and residential residential project in Manjung, Perak.
As Mont Kiara seemed to be filled by properties by the “big three” (namely Sunrise, Ireka and Asia Quest), this is a somewhat refreshing change to the status quo. However, there were concerns that upscale condominiums are simply not YNH’s forte, but Ceriaan Kiara seemed to prove its critics wrong.
YNH’s higher profile Kiara 163 project (which occupies perhaps one of the prime-st location in the entire Mont Kiara enclave – next to Arcoris and opposite One Mont Kiara) is also receiving much attention from the usual crowd of Mont Kiara punters. We shall take a closer look…
Ceriaan Kiara: A Closer Look
In 2007, the first block of Ceriaan Kiara was launched at RM350 psf, despite the market going rate of RM 500 psf at that time. Undoubtedly, it was the main attraction of the property. The second block was later launched in 2008 at a minimum of RM440 psf.
At the time of posting this review, the prices hovers around the RM500 psf price point. While it’s definitely lower than the average Mont Kiara condominium prices, whether the asking price is “fair” is quite debatable. The Mont Kiara enclave is accessible through major highways, namely the SPRINT highway, Duta-Ulu Kelang Expressway (DUKE) and the Penchala Link. Jalan Duta and Jalan Kuching may also be used to reach the community. One relative disadvantage of living in Mont Kiara is the scarcity in public transport. However, this does not pose any major concern as of writing, as majority of the residents use private vehicles to and from Mont Kiara.
The Mont Kiara Convenience
Convenience is probably one of the reasons why residents of Mont Kiara chose this enclave to live in. That and the fact that it is away from the hustle and bustle of the city centre. Having the best of two worlds, so to speak. Walking around Mont Kiara would take you to a number of establishments while enjoying the lush greens and skyscrapers. Urbanity at its best. 🙂
Basic needs such as education and health are easily fulfilled as a number of international schools, learning centres and clinics populate the area. Ceriaan Kiara, for one, is a stone’s throw away from Gardens International School and Mont Kiara International School. Other international schools located within short distances from Mont Kiara include Fairview International, Alice Smith, ELC International School, Sayfol and International School Kuala Lumpur (ISKL). As for clinics, one may go to Klinik Mediviron and Klinik Desa Sri Hartamas.
Expatriates also choose this enclave because foreign embassies are easily accessible.
Living in Ceriaan Kiara means being surrounded by a number of restaurants, cafes and pubs. Shopping enthusiasts can easily go to Plaza Mont Kiara, Solaris Mont Kiara or Hartamas Shopping Centre to seek haven. Also, golfers need not drive long, as the KL Golf & Country Club is just barely ten minutes away.
A typical unit at Ceriaan Kiara has three bedrooms and three bathrooms and have built-up sizes from 1,828 to 2,208 sqf.
Each floor has only six units with 3 lifts. There are two penthouse units per block, and so the density factor is relatively low especially when compared to the off-the-mill Mont Kiara or Hartamas apartment.
All units are partially furnished with built-in kitchen cabinets (hob and hood included), air conditioning for all rooms, built-in wardrobes and shoe cabinets, dressing table in the powder room, TV/audio bench in the living room, ceiling fans for all rooms and lighting fixtures.
On top of the round-the-clock security, residents of Ceriaan Kiara have access to the following facilities:

Ceriaan Kiara Prices: The Going Rates
Recent listings at local property hubs revealed that asking price for a unit at Ceriaan Kiara averages at around RM520 psf, not really a far cry from its second launch price of RM440 psf in 2008. This tag price is very attractive to investors as this is considered cheap compared to other properties in Mont Kiara. However, in order to figure out what’s the “fair value” is, be sure to check the latest trend of transacted (not asking) prices.
