If you’re looking for a place in Cyberjaya with the following categories as inexpensive, decent, and close to important amenities, Cyberia Smarthomes will fit the bill quite perfectly. The condominium units and town villas both of Cyberia are popular for the students of the many colleges and universities around the area for these exact same reasons.
Cyberia is the pioneer of the residential development in Cyberjaya; it is perhaps even safe to say that Cyberia’s mixed freehold residences started the residential boom in Malaysia’s Silicon Valley. Development by Paramoden/MK Land on Cyberia Smarthomes started in 1999, only about 2 years since Cyberjaya was launched. The development was completed in 2002, and it took some time before other developers followed suit.
Because of Cyberia’s friendly rates, the homes are very popular among the students of the Multimedia University and the Limkokwing University which are both within close distance to the townhomes and condos. There are more than 1300 units in Cyberia, and a little more than a thousand of them are condominium units while more than 300 are larger townhomes sprawled all over the 30 acres that make up Cyberia.
Cyberia – What You Need To Know
The built up sizes of the homes in Cyberia start at 1,024 sq. ft., pretty much the same as its close neighbors like Cyber Heights and its sister development project, Cyberia Crescent.
The price per square foot of the units in Cyberia Smarthomes has been quite erratic in the last few months. In the marketplace today, the psf of a Cyberia unit starts at RM 240 and could go well over RM 300 but never so much as going to as much as RM400. This rather “random” pricing activity usually indicates the presence of speculative activities and the unfortunate “bait and switch” schemes pulled by unscrupulous agents which seem to permeate our industry, sadly. But just because the prices are a little lower than usual does not necessarily mean that the units in Cyberia Smart homes are not quite at par with the others when it comes to its in-house offers and facilities. Here are some of its features that are quite well worth the already low price of the condos in Cyberjaya:
- Clubhouse with swimming pool
- Tennis court
- Barbecue area
- Mini market
- 24 hour security
These features, including a very convenient and secure covered parking, sure, could easily pale next to the big developments of Pangaea and the Shaftsbury Square, and not even the Domain, but you can’t really ask for too much at its current offering price – assuming that you can get a unit priced at fair value.
OK, so here’s the deal. Buyers of Cyberia typically aim for the student rental market, and if you are thinking of getting a unit here for your own stay – then you’re probably weird. 😉 Your neighbours would be noisy students who would play Enter Sandman on repeat every night at 2am. But then again who could blame them? We have all been young once…
Alright, so jokes aside – we think that Cyberia is a good bet for the rental market since, well, Multimedia University is here to stay, and there won’t be a dearth of demand for your unit for rental. Not many would want to deal with students, but if that’s your cup of tea then Cyberia might be a good investment. Just might. Assuming that you’re able to get a unit for cheap, that is.
