Other malls that are only within minutes from Duta Tropika are Plaza Mont Kiara, and Solaris Mont Kiara. For activities, Jalan Dutamas 1 is also nearby sports complexes. Tennis Complex Tun Razak, National Squash Centre, and Duta Hockey Stadium are all within driving distance from the property.
All About the Ringgit
Introductory sale prices for Duta Tropika were listed at a rather pricey RM700 PSF back in April 2005. This price eventually soared and soared throughout the years, and hit its (unverified) transacted sale price of around RM1,400 per square feet in late 2010. This may be doubtful, but is useful as something to cross-check with; the completion of Solaris Dutamas in 2010 may have contributed to this. We could, however confirm that in 2013, units here at Duta Tropika have been selling for RM4 million – up from RM3.5 million back in 2010.

There’s always something homey and relaxing about the Duta Tropikaï¿½s ambiance ï¿½and probably this is one of the reasons why the property has a lot of satisfied investors and residents. It’s easy to fall in love with its theme – a tropical enclave that invite serenity and calm, as well as boast of resort-like amenities and facilities to make life even better.
Jalan Dutamas is still an area that is building its reputation as a great place to invest property on. However, as expected that the area has become a bustling location with Solaris Dutamas (where Publika is) getting more popular. Adding to the roster of developments in the area include Naza Metropolis and Kenny Heights. These developments might invite potential developers to consider building condominiums in the area to further satisfy the demand of people who would like to buy, own, or rent a house or a condominium in the Jalan Dutamas area.
SP Setia seems to be steering clear from the Mont Kiara / Dutamas area for some reason; Duta Tropika may be its only project in this area (we could be wrong). While known for its more bread-and-butter properties, SP Setia does foray into upmarket properties – notably Setia Sky Residences off Jalan Tun Razak and Araville in Bangsar.
Additionally, landed properties in the Dutamas and Mont Kiara area are scarce, and this will be a driving factor behind the capital appreciation of these types of properties in the coming years.
