Is the SS/2 enclave of Petaling Jaya is beginning to become a hub for luxury residences with the completion of Five Stones, a freehold residential property developed by SDB Properties? Probably not, but Five Stones is indeed rather upmarket for this aging residential area. Note that Five Stones is away from what’s usually identified as SS2 – the commercial area with perennial traffic problems with its narrow-ish roads (and God knows who actually manage to find parking spots during lunch hour). It’s further down Jalan SS2/72 from the SSTwo Mall (is this place dead yet?) and shares the same space as Ameera Residences.
Current sale prices for Five Stones units (during the publication of this review) are listed at almost RM660 to RM690 per square feet. Do we think this is a reasonable price? Well… 😉

We’ve heard how investors and home buyers find this price a little high for SS2 standards, but we slightly disagree. Just think about it— SS2 is an excellent location (although it’s aging, there’s still buzz around the area, and it’s well connected via the LDP). There are nearby schools, malls, shops, and dining areas. The condominium is highly accessible, and public transportation is highly available at all times. Additionally, Five Stones is built on freehold land, which is a major sub sale driver.

Luxury Residences in SS2… Wot?
The Five Stones in Petaling Jaya is no exception when it comes to luxury residential properties. The property is a good addition to the vibrant environment of Petaling Jaya, as its modern exteriors fit well into the fast and busy lifestyle of quirky PJ. Five Stones comprises of five blocks, with a total of 377 units. These units are made up of low-rise villas and condominiums.
Five Stones is composed of five blocks—Block A is a condominium tower that houses 147 units, while Block C and B are made up of villas. Block D and E are still on its final stages of development. However, there will be 50 units in Block D, while Block E will house 142 units.
Block A will have only four units per floor. The condominium tower comprises of 38 storeys. These units have built-up areas that range from 1,785 square feet to 2,254 square feet. Condominium units at Block A have 3+1 and 4+1 layouts. Block A also houses penthouse units. These units are sized at 3,390 square feet and 4,491 square feet. Built up areas for Five Stones’ villas are measured between 2,381 square feet to 3,009 square feet.
The Five Stones will feature a grand common area or a lounge between all five blocks. For its facilities and amenities, residents can take advantage of the property’s swimming pool, gym, basketball courts, Kompan playground, a healing gym, and a multi-purpose hall. One attraction of the condominium is its lush landscaped garden that features the property’s name as five granite stones complete the scenery.
If modern facilities appeal to you, then living at Five Stones is for you. The developer’s goal for the residential property is to utilise a large living space to suit all the needs of everyone, regardless of age, but with the same taste for luxury and convenience.
Residential properties in the SS2 (and the greater Petaling Jaya area) — boasts an excellent location of being rather central – it’s close to the Kuala Lumpur city as well as the other “fringe” townships such as Puchong in the south. It’s easy to tell why a lot of developers are continuing to buy up land in this area to turn into preferred location of prime real estate.
SS2 seems to be saturated with aging (landed) properties with the ever busy commercial hub; Five Stones seem to be a good addition to overall mix of developments in this area. With its (somewhat) growing number of condominiums, gated communities, commercial establishments, and shops, it’s clear how it has become popular among Malaysians who want to experience the steady but modern PJ life.
Five Stones is located near the SSTwo and the commercial centre of SS2 (which we would define as the SS2 police station). Restaurants and cafes are also within walking distance to the condominium. Schools nearby include Universiti Tunku Abdul Rahman and KDU College.

Those who would consider Five Stones would probably be the same demographic which would also look at Mont Kiara condominiums given the same pricing tier; however we are getting less and less bullish about the latter as the time passes by. The reason is simple, really. Mont Kiara is slowly becoming a concrete jungle as more and more properties are being developed there every day. A place like Five Stones offers privacy for its residents, without sacrificing the modern amenities and facilities everyone needs to function on a daily basis.
Singles may find its units a little spacious and too big. However, one might think that Five Stones is a sound investment and is indeed showing lots of promise. While the developers aim to target a mix of residents, we think that the condominium’s units will be more advantageous to growing families. Of course, the price question is still lingering in many potential buyers’ heads -is RM700 PSF fair when even the upper-middle range of condominiums in Mont Kiara fetches this price?
