Whether you’re an expat looking for a retirement paradise, or a young family man looking to find the best, safest, most beautiful place for your brood to live in, or even a property investor searching for the “next big thing” in your investments, Horizon Hills in Nusajaya will easily and quickly fit the bill.
With Johor stealing the thunder from Penang as the next growth area for Malaysia property outside the Klang Valley (particularly the Iskandar area), we have also seen the hike in the prices as well as the launches of mega projects such as the Country Garden at Danga Bay. While we remain bullish about Iskandar as a whole, we do note that the “curbing” measures introduced by the Johor state government on foreign purchases may well backfire. But that’s a different topic altogether…
Now back to this piece of prime real estate in Nusajaya. Horizon Hills is an ultra exclusive golf resort residence, priding itself not only on the exquisite set of homes on the area but on the 18-hole designer golf course that is considered among the best in Malaysia. Thanks to this feature – and more – Horizon Hills is now dubbed as one of the best golf course residences in the Johor Bahru area.
And because the homes are surrounded by a par excellence golf course, you can expect picturesque views every single day. The houses in Horizon Hills are divided in several precincts, each one enjoying a thematic view unique from the other clusters. For instance, homes in “The Gateway” precinct enjoy the views of the fairways while the homes belonging to “The Island” precinct enjoy the picture-perfect view of the lake.
What To Expect
This low-density development offers 2-storey terrace homes, 2-storey semi-detached links, and 2-storey bungalows. The terrace homes and the semi-D’s have 4 bedrooms and 4 bathrooms while the much bigger bungalows have 5 bedrooms and 5 bathrooms at most. These home layouts could only spell out the most obvious thing: the homes here are huge.
- Semi-detached: Land Area 35’ x 80’; Built-up size 2,270 sq. ft.
- Terrace: Land Area 26’ x 80’; Built-up size 3,000 sq. ft.
- Bungalow: Land Area 9500 sq. ft.; Built-up size 5,500 sq. ft.
Apart from the golf course, residents would also find delight in the other exclusive amenities that come with living here including a clubhouse and a gymnasium.
But with a residence this exclusive and this exquisite, not to mention beautiful, the homes here are quite, well, expensive. The psf rates are currently in the high RM 600’s (high in relative to other properties in Johor Bharu but not in Iskandar), and it would be quite surprising to get anything under RM 1,000,000. And with the current developments in this part of Johor Bahru, some predict that the value of properties on Horizon Hills are going to increase over a short period of time.
While nobody knows what’s gonna happen in the future, you can do a “present” fair market value analysis for Horizon Hills using this simple guide which you can download here.
Convenience-wise, it is comforting to know that the city and all its convenience are but a short drive away. It may not look it, with all the peace and quiet and the greens within the Horizon Hills’ gated and guarded premises, but the city is only within short driving distance. Setia Eco City and several schools are close by, while neighboring Singapore is only a 35-minute drive away.

Horizon Hills is a joint venture by Malaysia’s big names in the industry: Gamuda Land and UEM Land – and that bit of fact is almost always good enough an assurance that the freehold property is outstanding. Gamuda is primarily known as an infrastructure builder, but is no slouch when it comes to property development either – it was behind the Kota Kemuning township (built together with DRB Hicom) as well as exquisite oriental themed Jade Hills in Kajang. UEM Land, on the other hand, is Malaysia’s biggest property developer by market cap (it’s now known as UEM Sunrise post merger with, well, Sunrise).
When we researched our local property portals for listings available for Horizon Hills, we have observed a rather large spread of asking prices ranging from RM550 to up to 800 PSF. This usually indicates the presence of “phishing” ads which are often bait-and-switch scams. We won’t be going around outing these ads, but it’s important for the buyer to have an estimation of a property’s fair market price before engaging in a haggle with the seller or the agent.
