Bangsar is known as an affluent residential enclave a short distance away from the Kuala Lumpur City Centre. With all the upscale residential projects in Bangsar, who would’ve thought that it was once a rubber plantation?
One such luxury project is Inara, an upmarket low-density condominium situated at the highest peak of Bukit Bandaraya. It has only 22 units, housed in three (3) blocks that sit on 1.13 acres of freehold land. Further, there are only two standard units or one duplex penthouse for every floor. The low density factor is a strong selling point for the Inara.
Along with the iconic Bangsar Shopping Centre, Pikom ICT Mall CapSquare, The Troika in KLCC and Bangsar Puteri, Inara was developed by Bandar Raya Developments Berhad (BRDB). It was completed in 2006.
Current listings indicate sub sale prices from RM800 to RM1000 PSF. This is comparable to another upscale condominium in the area, D’9 Bangsar, which sells from RM790 to RM1,000 psf. It must be noted that, though, that the latter is a newer development, having been completed only in 2010. Rental listings for Inara are from RM10,000 to RM15,000, while the maintenance fee is at RM0.50 PSF.
Of the total 22 units at Inara, 16 are standard units with built-up size of 3,400 sqf and have 4+1 bedrooms; the other 6 are duplex penthouses which are sized approximately 6,000 sqf and have 5+1 bedrooms.
Inara units are furnished with built-in closets, high quality fixtures, fully-equipped wet and dry kitchens, water filtering system and indoor gardens.
Luxurious facilities are provided to residents such as concierge service, swimming and wading pools, sauna and spa, fully-equipped gymnasium, viewing deck, reading room, multi-purpose hall, playground, barbecue pit, landscaped gardens and round-the-clock security with CCTV surveillance.
Being at the highest point of Bukit Bandaraya, residents of Inara are privileged to have a view overlooking the mountains, its neighboring communities (including the city centre) and Genting Highlands. Besides that, amenities – restaurants, cafes, schools, hospitals, embassies, clinics, salons, worship places, shopping centres, etc. – are all close by.
What We Think
Location-wise, Inara seems to be at an advantage. We like that its immediate vicinity is filled with lush greens, and its spot on the highest point of Bukit Bandaraya. The low density factor is also highly attractive – with only 22 units spread over more than an acre of land. Security also seems to be a top priority here.
The developer’s reputation is always an important consideration, and BRDB has got a respectable portfolio of luxury apartments to show (notably Troika in KLCC, Serai in Bangsar and the upcoming Verdana in Dutamas).
One of the complaints of home buyers in Bangsar is the annoying traffic congestion in the area. However, this situation is also true for other residential communities such as Mont Kiara or KLCC. Notwithstanding the traffic issue, we think that it is a property worthy of your hard-earned money. We love it for its huge living spaces and the serenity the community offers. It is far enough from the noise pollution but close enough to everything else.
The prices are indeed not cheap but you are definitely getting your money’s worth. Being freehold, the sub sale value protection is there, and with the increased demand for Bangsar properties coupled with the scarcity of land and new launches, we do expect the prices to remain its upward trajectory.
