Kiaraville is an upmarket condominium located in posh district of Mont Kiara. With its French architecture-inspired interior and grand landscapes, its spaces offer serenity amidst a busy city. Matched with good facilities and amenities, this condominium developed by up-and-coming property developer Binaderas is a great balance of modern and contemporary, of luxury and practicality, and class and substance. Kiaraville is located near Tiffani Kiara, and just next to Seni Mont Kiara. Landed development Villa Aseana is right opposite.
Binaderas collaborated with OCBC Bank and Capital Land in the development of this condominium. Relatively new in Malaysia property, Binaderas seemed to show a lot of promise with Kiaraville. Backing up Binaderas is Capital Land, a powerhouse property developer that has developments in major cities such as Europe, Australia, and other parts of Asia. We have tried to do some more digging about Binaderas but couldn’t find anything substantial (dirt?) about the developer to share… so take that for what you will. 🙂

Its architecture and design is credited to BEP Arkitek, apparently one of Malaysia’s biggest architect firms around. Focusing on aesthetics and modern design, the condominium hosts two 2.4 metre high bronze figures created by New York-based sculptor Eng Tay (check out more of his work here).
These two bronze figures alone were already valued at a whopping RM2 mil by the completion of the condominium… they do look kinda exquisite, but the editors of PropertyReviews.my are no purveyors of fine art and so won’t be in a position to comment much about these pieces of art. 🙂

The Kiaraville facade – not very imposing, but rather homely
The condominium rests above more than six acres of freehold land inside the Mont Kiara enclave. Kiaraville is made up of six blocks, each made up of 9-18 levels. Units come with three or four bedrooms, and are measured within a range of 1,593 square feet to 3,942 square feet.
Some nifty facilities and amenities will welcome you as you step into Kiaraville. For starters, the condominium has a swimming pool, barbecue area, gymnasiums, children’s playground, a sauna, a squash court, a tennis court, 2 covered parking slots per unit, and a large jogging track. A private walled garden and terrace also provides a serene environment for city-dwellers. It also offers a hair salon, a launderette, a mini-mart.

Accessibility Details
Since its completion in 2008, many prospective residents of Kiaraville Mont Kiara are attracted to the condominium’s accessibility to almost every major expressways and roads that lead to the city. Traveling and commuting would not be a problem as the condominium is strategically situated to be within close proximity to the following roads and expressways:
- New Klang Valley Expressway (NKVE)
- North South Highway (PLUS)
- Penchala Link
In addition, the condominium is within walking distance to retail shops, restaurants, and schools. Mont Kiara International School (MKIS) and the French International School (up in the Dutamas area) are only minutes away by car. Shopping malls and grocery stores are all within walking distance; Kiaramas is near Solaris Mont Kiara which is pretty convenient.
Views and Analysis
Mont Kiara is a great location to live, and has attracted a lot of locals and expatriates alike because of its accessibility and strategic location. Though the location paves way for convenience, a downside may be hours stuck in traffic jams especially during peak hours.
For a condominium that is located in Mont Kiara, Kiaraville is reasonably-priced, considering its above average facilities and amenities. Its price is relatively lower compared with other condominiums in the area. Its modern design and contemporary interiors would attract anyone with an eye for aesthetics. Families would like its convenient location, being near schools and convenience stores, and singles would enjoy its nearby spots, such as malls, restaurants, and boutiques. The privilege of living in a prestigious address is also something to take note of.
Kiaraville has received some bad rap from its residents with allegations about water leakage and poor maintenance from readers of PropertyReviews.my (see comments below). While these are unsubstantiated, remember to check these out if you are planning to invest in a unit here. Additionally, when figuring out how much you should pay for a unit, consider the transacted prices instead of the asking prices that you see in the listings (they rarely, if ever, reflect true market value).
Kiarville Condominium is poorly built. You hear every noise your neighbors make. Constantly hearing people walking, kids running, chairs being moved. Definitely built on the cheap, and sold as luxury apartments.

Apparently a lot of water leaking problems and consistently failed to attend to the issues. The services are comparable to low cost apartment. Beware!
I am a owner who has leakage problem. The management is not doing much to help us, just pushing us around in circles in hope that we get so frustrated we will just live in such conditions or fork out the 10k to fix it ourselves. Finally someone from developer side agreed to fix it. Since taking our keys since June 18 we still DO NOT SEE A SOLUTION! Everyday we call and he will say “Looking into it, waiting for quote, waiting for sample”. We paid over a million for this property for such service? Good luck in their future development IREKA.
I think the description “leakage problem” is a bit unspecific. Find the leak and fix it, what else is there to talk about.
The comment on noise. looks like a comment made by somebody who does not live in that condo, maybe somebody with grudges, who failed to aquire a unit there when the selling price from developer was only 400 psf.
I live there. Of all condo’s have seen and lived. This is the most comfortable. As for issues… all condo’s have problems
We have been living here for about a year and a half and my family and I have been extremely happy with the place. The layout and the atmosphere of the pool is warm and resort like. Sure, some of the fittings aren’t as good as they could be but we’re not really complaining. Overall a very nice condo for a family to live in.
The worst condo ever! A lots of leaking problems and of course the developer already washed their hand!
Not only my family are living here comfortably the condo also convenient for my friends to come and visite me. There are ample of the parking spaces for visitors and it’s right in front of the building.
Have been living here for almost two years. It’s a very nice condo with a very posh feel. Lots of land to walk around in. And its very close to Solaris and Publika, which is great if you like going out/have teenagers because most hangouts take place there. Location is excellent–you don’t get stuck in the 1montkiara jam.
But there is a problem with the leakage in the units. Nearly all units experience this problem. No issues with noise so far, or anything else. Would def recommend this condo; it’s not as expensive as the others.
Nothing much Management can do on the leaking problems. Almost cases, it requires the above owner to rectify the source of the leakage. Of course Management did their best, keep in touch with the developer regarding this problem but it seems that IREKA already washed their hand.
Some of the residents got angry and talk very bad to Management staffs especially regarding the developer’s promises to rectify their problem since the first day they got their keys. Management staffs are the outsource people appointed by their company to manage the condominium. How come they know about the “fake promises” given by IREKA people. And i believe this is the main reason why companies who manage Kiaraville keep changing.
I m an interior background person, own few unit in Kiaraville. Kiaraville really have great interior and layout if compare to many newer project near by.
Most of the leaking issue happen in upvc outlet pipe end cap loose up, this kind of problem can be happen in any property. I suspect ireka received Old stock from supplier. The end cap rubber either missing, harden or loosen. All this can fix up easily but still neef time, money and effort. . It happen in mostly blk A, B, & C. Less problem in blk D & E unit. As long as not happen inside the internal concrete wall or difficult to access area, i would this is not an issue.
The Windows & slidding door handle is another issue, i change all the handle.
According to noise issue, it is hard to believe the complaint. Kiaraville use Fire door(except internal area), the windows glass are double layer, facing highway unit having thicker glass.
My current. Concern Kiaraville dont have good management team either or slow action from JMB team who didnt up keep the facilities area, too much of leaking spot, peel off paint around. All this has been there few year already. Exploy few full time handyman is much cheaper than keep on waiting for quotation from Contractor.
