Kinrara Mas may not exactly be the place for you if you’re looking for something low density and exclusive. Unless you are comfortable with having about 13 or so neighboring units on your floor and sharing the facilities with the residents of the other 568 units, you may be better off elsewhere other than Kinrara Mas.
But if you’re looking for something that is conveniently located, spacious, not to mention much, much cheaper than most other condominiums in the area, you’ve come to the right place. Kinrara Mas is all that and more.
The freehold 2-tower apartment units are located right between Bandara Kinrara and Bukit Jalil, making access to both areas quite easy. Among other merits, the most notable feature about the Kinrara Mas perhaps lies in the fact that the apartment units are very spacious. There are four types of units here, with built up sizes of 1,091 sf (Type A), 1,231 sf (Type B), 1,240 (Type C), and the featured limited edition terrace homes with built up sizes ranging from 1,389 sf to more than 3,000 sf. All four layouts come with the 3-bedroom + 2 bathroom feature, but only Types B, C and the Terrace units have the additional utility rooms. The rooms are mostly more spacious than other condo units as well, with ceiling heights going more than 10 ft. tall, a whole lot better than the usual 9-footers in other developments. Kinrara Mas also boasts of larger yards/outdoor rooms per unit while the terrace homes boast of their own private terrace garden area.
The homes here, despite its obvious advantage in size, are surprisingly not that expensive. The smaller units would be sold around RM 400,000 to RM 500,000 while the terrace units could go well around RM 600,000. That is conveniently the price of something half its size in many of the new high end condos these days.

And while it’s not exactly “condo” and more an apartment, it does not fall short of facilities that can easily be comparable with those found on its more high-end contemporaries:
- Swimming pool
- Wading Pool
- Audio intercom with Closed Circuit Television surveillance cam
- Gym and playground
- Prayer room
- Convenience Store
These merits alone could have swelled the price tag of a unit to about a million, but even that and the obvious advantage in accessibility and close proximity to important public amenities did not cause it to become overpriced.
The complex is accessible via a multitude of different major highways including Lebuhraya Sungai Besi-Puchong, KESAS, LDP, and KL Seremban Highways to name a few. The nearest public transport is less than 3 kilometers away, at KTM Jalan Templer and Bus Terminal JLN Othman. Major shopping centers are also within short driving distance, including IOI Mall, Giant and Tesco. Other recreational facilities like the Kinrara Golf Club and several schools including SRKJ © Yak Chee are also within comfortable distance.
