As its namesake suggests, the O2 Residence is the residential component of the O2 City, an integrated development in what’s known as “Puchong South”. We are putting that moniker inside inverted commas because, well, Puchong South is not strictly in Puchong as it is conventionally known (where spots like Setiawalk and IOI Mall come to mind), but in Seri Kembangan. This vicinity has become a hotspot for new developments of sorts, with launches such as 3Elements creating much buzz for the area.
Perfect Eagle Development (PED) aims to usher in a new trend in commercial and residential developments that will promote green living through its rather ambitious O2 City project (a network of boutique offices, retail units, hotel and serviced residences). Now the “green” concept is not new and has been championed by niche developers such as Ken Holdings (notably in Ken Rimba and also Ken Bangsar) and New Bob up in Penang (see The Manor bungalows), but it remains to be seen if this catches on with the Malaysia property buyer public…
Kicking things off for the 64-acre mixed development is the O2 Residence which is slated to occupy 13.5 acres of the said area to house six blocks of serviced apartments totalling 508 units. According to our property agent friend Kenneth Chee, “O2 is well poised to become a sought-after sanctuary for people who crave peach and quiet, far from the busyness of the city and hustle of a fast-paced modern lifestyle.” We shall take a look and examine this “sales pitch” rather closely… 🙂
Perfect Eagle seems to be targeting the middle to high income professionals and families seeking for a home away from the hustle and bustle of city life. For build-up sizes, it will vary from apartment unit to another. The minimum size is 1,000 sq.ft. and can go as big as 2,600 sq. ft. For the sake of comparison, O2 Residence units are way smaller but some are bigger than that offered in 16 Sierra found in the southern part of Puchong (at about 1,800 sq.ft.).
With six blocks of serviced apartment units to choose from, O2 Residence in addition to promoting green living also encourage personalized and customized designs. There are over 200 layouts to choose. Units may include a minimum of 1 bedroom + 1 bathroom to a maximum of 4 bedrooms + 3 bathrooms giving singles, young professionals, couples and families plenty of choices to choose from.

A Peaceful Community Setting
Surrounded with popular and accessible amenities, O2 Residence seems to be the ideal location for a peaceful, unhurried and convenient lifestyle. Some of the best amenities in South Klang Valley are within reach and a mere short drive away. Some of the important amenities found in the area include educational institutions, shopping malls and recreational spots for individuals and families with young children. Among the list are the following: Mines Seri Kembangan, the Wetland Parks and AEON at Equine Park.
In terms of connectivity, there is a network of highways and expressways that provide ultra convenient access in and out of O2 Residence. Current choices of transit include the SKVE, LDP, MEX, Kesas, ELITE and the North South Highway. Future plans are also slated to further enhance connectivity to the development with the SKIP and KiDEX highway construction. KLCC is a 30-minute drive away while Sunway can be reached within 20 minutes and 25 minutes to get to Petaling Jaya.
Green = The New Black?
O2 Residence’s commitment to sustainable living is evident with its stream of premier facilities that encourage interaction and socializing among residents. We are still at this point not sure about the “green concept”‘s marketability in the context of Malaysia property, but we see more and more developers embracing this concept which means that it could well be a major category driver in a couple of years’ time. Still, O2’s concept is laudable and unique which means that it might have an edge over other developments in the Puchong South triangle.
O2 Residence is leasehold property, and is scheduled to be completed in 2016. We are seeing lots of activity in the fringe areas just right outside the Kuala Lumpur city and Petaling Jaya, and with the current slew of high profile launches here in Seri Kembangan it may well shed its “Serdang New Village” perception which is not very favourable over the years. Indeed, the launch of the upmarket Senja by BRDB is already broadening its demographic to include the upper middle class.
Pricing, on the other hand, may be a touchy issue since properties in Seri Kembangan is not known to be able to fetch upper-middle class level rates. We will see if the rebranding of the area as “Puchong South” bears any fruit, but at this moment we are still seeing prices in the area in the region of RM200 – 400 PSF. Will O2 City change this?
