Jumping on the bandwagon of luxury residential condominiums in the affluent suburb of Bangsar is Suasana Bangsar, located on Jalan Karoi, just off Jalan Kurau neighbouring Bangsar Heights. The property is made up of a single block of 25 storeys, sitting on almost an acre of premium freehold land.
Suasana Bangsar was completed in 2011 by UM Land, one of the country’s more reputable property development firms. It owns over 1,800 acres of undeveloped land which they intend to develop into township and niche projects. In Kuala Lumpur, UM Land has come up with four niche projects – Seri Bukit Ceylon, Suasana Bukit Ceylon, Suasana Sentral Loft and Suasana Bangsar. It also has township projects outside Kuala Lumpur city.
Suasana Bangsar was designed to cater to different kinds of lifestyle. The smallest units have two bedrooms and have a built-up size of 1,100 sqf, which are marketed to young professionals. The three- and four-bedroom units are sized from 1,800 to 2,200 sqf, which are perfect for small families. Then there are the penthouses, for those who prefer generous and luxurious space, which have built-up sizes from 3,800 to 4,800 and have five or six bedrooms. All in all, the property has a total of 190 units.

From a mere RM550 PSF from its launch price, asking prices for units at Suasana Bangsar have picked up and currently range from RM770 to RM800+ PSF. This is moderately priced considering that it is a very new property and the location is great. Historically, this has been the trend for other developments in Bangsar where demand is high and supply is low. What We Think
Taking into consideration its location, the reputation of the developer, the facilities and the price, Suasana Bangsar seems to be a good investment choice for home buyers. We here at PropertyReviews.my have been bullish on Bangsar – simple supply-and-demand economics would explain the bull run in the current years. Suasana is located in the “older” part of Bangsar, but it’s a relatively new development and the facilities are maintained fairly well. The lack of smaller units (Type B, the smallest, stands at 1,859 sq ft) means that most tenants are families – which is a strong selling point for those who dislike the younger “hippie” crowd who throngs Bangsar and the nearby Damansara neighbourhood. It’s also not as “isolated” as Bangsar Heights which is located further up the hill.
