Sutramas condominiums in Dutamas may not exactly be as luxurious as its most elite neighbors like the next door Mesra Terrace or even any of the high end developments in the nearby Mont Kiara. It could not exactly boast of having an elite neighborhood; in fact, it sits much closer to the cluster of mid level condominiums on Jalan Dutamas Raya (think Menara Duta, Villa Makmur, Prima Ria).
The “rebranding” of the area as North Kiara may see the proliferation of upmarket condominiums now and in the future – in fact, Concerto and Verdana are two examples of these new projects.
Sutramas Dutamas Prices
Prospective buyers can choose between the regular condo units or one of the four penthouse units; units here are sized between 1,200 sf and 3,200 sf. The prices of the units here seem to be quite reasonable, with psf rates starting at RM500 (although we have seen listings with asking price as high as RM700 PSF). At this rate, the homes here would easily compare at the prices of the homes in nearby Changkat View, with asking prices starting at least RM 700,000. Do We Need Another Apartment In Dutamas?
Jalan Dutamas Raya (and the adjacent Dutamas Seroja roads) are filled to the brim with apartments, and it seems that another development would just add to the oversupply situation. What makes Sutramas charming and impressive however, is that the single block midrise condo complex is a definite standout amongst its simple neighbors. And the developers equipped the single-block real estate development with quite a lot of equally impressive features.
For one, there’s the emergency panic button in every one of its 178 units as an added security. Also, they will never fall short on the availability of parking bays. There are currently over 400 parking spots for the whole complex – 80 of which are intended for guests of the condo and the rest are for the use of the unit owners and tenants of the commercial spaces. And having a secure, spacious parking bay is always a plus especially in a heavily congested traffic area such as this part of Segambut.
Parents would very much appreciate the fact that the Sutramas is located within a comfortable distance from three major schools including the French International School at the end of the road and government schools like Sekolah Kebangsaan Segambut and Sekolah Kebangsaan Hartamas.
Other public amenities like shopping malls and groceries are not within walking distance but thankfully, Sutramas is easily accessible through highways leading to Hartamas, KL and Petaling Jaya. And for quick shopping and leisurely needs, there’s always the in-house mini-mart and café within Sutramas.
The freehold condo complex also boasts of other recreational facilities like swimming pool, badminton and tennis courts, and gym. View-wise, you cannot really get too much although you’d still likely get a view of the KL skyline although it might be hampered by the views of the mushrooming developments in the nearby Mont Kiara.
If you’re after Dutamas condominiums, then Sutramas may be one of the prime choices for you – it’s one of the better looking and maintained medium-cost condominiums in the area. Its location is also much better than, say, those which are near the Dutamas Seroja roads which are of higher density and as a result, suffer from horrendous traffic during peak hours.
As expected, the asking prices are mid-of-the-range, and frankly at this price level there are lots of other choices to choose from, and this is the problem in general for Dutamas condominiums which seem to suffer from problems of oversupply. Smarter developers try to circumvent this with new launches in Dutamas with unique positioning (for example, Mesra Terrace’s landed, old English colonial design, or Verdana’s luxury positioning with upper-middle pricing). Sadly, most Dutamas apartments seem to be stuck between “masstige” tier a la Mont Kiara condominiums and lower cost condominiums like Menara Duta.
For properties like Sutramas, pricing becomes a more important factor as the target audience may be more price sensitive than, say, a typical buyer who would go after places like MK10 or the Verve Suites in central Mont Kiara. Properties along Jalan Dutamas Raya are typically of the lower price range compared to central Mont Kiara, and since it’s a buyer’s market right now, there are good bargains to be had if you look closely.
