Tijani 2 North (not be confused with Tijani 2 South) is a low-rise residential property located in the affluent Kenny Hills (also known as Bukit Tunku) – one of the most exclusive neighborhoods in Kuala Lumpur. Interestingly, Bukit Tunku is tagged as the Beverly Hills of Malaysia, housing politicians and other important people. This freehold property sits on 7.4 acres of land on Jalan Langgak Tunku and is within a 15-minute drive from the Petronas Twin Towers. A short drive would take you to other luxurious neighborhoods of Mont Kiara or Bangsar. Sri Hartamas, Taman Duta and Dutamas are three of its immediate neighbors.
In Arabic, “tijani” means crown jewel, and that is exactly what developer Bolton Bhd (now known as Symphony Life – a result from Tan Sri Azman Yahya’s rebranding exercise) had in mind while conceptualizing the project.
Besides the three (3) parking slots that every unit is provided with and the lush greenery, residents of Tijani 2 North have access to these top-of-the-line facilities:
- Resort type clubhouse
- 25-meter lap pool
- Children’s playground
- Children’s wading pool
- Private swimming pool and gazebo (for penthouses)
- Tennis court
- Squash court
- Half basketball court
- Fully-equipped gymnasium
- Games room
- Reading room
- Function room
“Crown Jewel” Living
The five-block Tijani 2 North consists of 84 luxurious condominium units (2 blocks) and 70 exquisite duplexes (3 blocks). Typical condominium units are built-up from 2,827 to 3,133 sqf, while penthouses are from 5,000 to 5,644 sqf.
Units are finished off with imported marble and expensive timber floorings, solid core timber doors and a private lift lobby to further give the impression of luxury. Each unit also comes with an air conditioning unit and kitchen cabinets.
Bukit Tunku may be accessed through Jalan Kuching, a very busy road day and night. Therefore, expect to sit in heavy traffic before reaching your destination if you use this road. Other access roads include Jalan Ipoh, Jalan Mahameru and Jalan Duta.
As Bukit Tunku is an exclusive neighborhood, there is not much commercial establishments nearby. Residents of Tijani have to drive up to KLCC or Bangsar to go shopping and enjoy more dining and entertainment options. The only school within the vicinity is the Arabian International School. The next nearest school is the SMK Maxwell, which is situated on Jalan Kuching. However, it must be noted that the extra premium for a property in Bukit Tunku is mainly for its exclusivity, and not really for the commercial perks.
Availability, Pricing, Take Up Rates
At the time of writing, only one of the two condominium blocks (Block D) is open for sale, while the rest of the property (Blocks A, B, C, and E) had been sold out. Tijani 2 North, when launched in 2005, sold for at least RM2.5 million. Block D, its last phase, is selling from RM3.3 million for its smallest unit.
About The Developer: Symphony Life
Since its acquisition of a 262 acres of freehold land for housing development in 1964, Bolton Bhd (Symphony Life’s previous reincarnation) has continued to soar in the property development field. Its portfolio boasts of residential, commercial & retail, and hotel developments. Some of its past developments include Langkawi Fair (the largest mall in Langkawi), Taman Tasik Prima, Midah Hotel, D’Mayang condominium in KLCC, Campbell Complex and Tijani 2 South. It should be noted that Bolton’s first foray into property development was Taman Midah in Cheras before diversifying into a wide range of industries such as retailing, franchising, financial services and manufacturing.
Other current developments include Barbara Forest in the suburb of Klang Valley, 45 minutes away from the hustle and bustle of Kuala Lumpur, and the Lavender Heights, touted as “Little England.” The company, listed in the Bursa Malaysia Stock Exchange, is also said to be planning on developing Tijani 3.
If you are after the convenience of having a shopping mall or a supermarket or a fancy restaurant nearby, then you should be looking at other properties in the Bangsar, Mont Kiara or KLCC enclaves. However, if you are after the exclusivity and the luxurious feel, then this property is one of the best in the area – Bukit Tunku (Kenny Hills) is second to none in this regard. At less than RM900 per square feet (during the publication of this review; during the launch it was at RM620 PSF), it is somewhat priced at a lower tier especially when compared to an upmarket KLCC condominium or an apartment at Bangsar (such as the Loft but markedly higher than Bangsar Puteri), but the Kenny Hills name itself comes at a premium.
