Convenience is what comes to mind first when Titiwangsa Sentral is mentioned. It is situated right across the Sentosa Hospital, and in front of the property is Pekeliling Bus Station (a bus station that is serviced by city buses and long distance buses), taxi station and LRT/monorail station.
Titiwangsa Sentral, a freehold condominium right next to Vistana hotel, sits on the corner of Jalan Cemur and Jalan Pangkor in Titiwangsa, Kuala Lumpur. Feng shui has it that residences should not be anywhere near hospitals. However, Monoland, its developer, did not give so much thought about feng shui (if at all), as Titiwangsa Sentral is right in front of Sentosa Hospital and is within walking distances from Reedy, Roopi and Damai hospitals.
At the time of this review, subsale asking prices of units at Titiwangsa Sentral range from RM520 psf to RM670psf while rental rates are from RM1.90 psf to RM2.70 psf. Another residential property in the Titiwangsa area is Seri Titiwangsa. For comparison, we have checked listings for this, too. Asking prices range from RM390 psf to RM420 psf while rental rates range from RM1.90 psf to RM2.00 psf.
The price difference may be attributed to the fact that Seri Titiwangsa, having been completed in the 1990s, is way older than Titiwangsa Sentral was abandoned for a long time before it was finally completed. Another factor could be Seri Titiwangsa is right next to a gasoline station, which could be health hazard. Between a petrol station and a hospital, which would you prefer as a neighbor?

A Closer Look at Titiwangsa Sentral
Titiwangsa Sentral is made up of 3 38-storey blocks – Block A1, Block A2 and Block B. Standard units at the Titiwangsa Sentral condominium typically have 3 bedrooms and 2 bathrooms. Built-up sizes range from 1,100 sqf to 1,160 sqf. The units in Block B are said to be of bigger built-up sizes.
Titiwangsa Sentral provides standard facilities to its residents which includes swimming pool and wading pool for kids, children’s playground, half basketball court, gymnasium, barbecue area, sauna and squash court. Some units have the view of the pool while others have the view of the KL Tower. However, views facing the KL Tower also include views of low-rise and old apartments.
The Titiwangsa area is about 5 kilometers from the city centre, affording its residents countless of options for dining, shopping, education, health and leisure.
Monoland is also the same firm behind 8 Gurney, Oval Tower, Central Park, Gurney Park, Vipod Suites and Quadro Residences (the latter two in the KLCC enclave). It is one of the reputable property developers in Malaysia, in the niche of boutique developments. Titiwangsa Sentral was its first stint in Kuala Lumpur and was completed in 2011.
Titiwangsa Sentral’s location is undoubtedly one of the best if we are to talk about convenience. If that is your top priority in looking for a home, then Titiwangsa Sentral is a good home choice for you. Given this factor and its (lack of) choices of sizes (on the low side), we would expect the target audience to consist of young executives who are single and into city living for a good few years before settling into a piece of landed property in the suburbs like Subang Jaya or Puchong.
The asking price may well be etching up RM600 PSF soon enough (if not so already by the time you read this), and if compared to other city condominiums it may still look like a real bargain.
