Doubling the pleasure and fun of condo living is a collection of duplex condos at TWY Mont Kiara. Located in the affluent township of Mont Kiara (right next to 28 Mont Kiara, and just down the road from Mont Kiara Meridin and the Solaris Mont Kiara commercial area, this latest development promises to let you enjoy the good stuff twice as much ;).
The project’s developer is Symphony Life (formerly known as Bolton), leveraging from its rather handsome portfolio of past developments (notably Tijani, 6 Ceylon and the Taman Tasik Prima township in the south of Puchong). TWY is freehold like most (all?) Mont Kiara properties.
Choices: Bite Sized, Or Whole Lotta Rosie?
TWY Mont Kiara spans some 1.7 acres of land along Jalan Duta Kiara. It’s not huge, but then again, as Mont Kiara is getting packed to the brim, one would not dare to expect new developments to come with wide open spaces. π 1.7 acres seems just nice for a project like this, although the masterplan does look a little too… cramped.
These duplex condos can be mindbogglingly petite in size (see the numbers below). There are 484 units of these double-storey serviced apartments, housed within two blocks of 51-storey towers. Various choices of layouts are available and they are categorized according to built-up:-
- Padulous – 660 sq.ft.
- Double B – 820 sq.ft.
- Glamouratti – 1,370 sq.ft. onwards
- Penthouse – 2,290 sq.ft. onwards
The design is modern and sleek; Symphony seems to be targeting young urbanites with the smaller units and mid-sized families for the bigger ones.
Indicative price has been set from RM800 to 1,000 PSF, a competitive range even by Mont Kiara’s standards. Just for comparison purposes, the Verve Suites are reportedly already commanding up to RM1,200 PSF in the sub sale market. There might be some good deals to be had though given that Mont Kiara has been the buyer’s market for some time now due to the increasing supply into the area. Since each unit is fully furnished on both floors, TWY Mont Kiara practically takes the work out of moving in. With ready furnishings and facilities in place, it’s already in move-in condition which is excellent for those (like me!) who, well, do not fancy the often tedious process of setting things up. +1 point for TWY in this respect. π
I do like TWY’s contemporary faΓ§ade, and am quite impressed with the rather novel landscaping both on the ground and at the “sky” level – possibly one of the best I’ve seen among Mont Kiara condominiums. Also, the TYW occupies a strategic located at the heart of Mont Kiara – away from the pretenses of places rebranded as “North Kiara” for example (hint, hint).
Within TWY’s vicinity are numerous amenities, mostly walking distance from the site. A few minutes away is the premier One Mont Kiara mall offering a myriad of options when it comes to dining, retail and entertainment. Plaza Mont Kiara is just as accessible (even though it now looks rather knackered) as the Mont Kiara International School catering to expat families. Other schools that sit nearby are French International School (a drive up north); Garden International Schools is on the other side of Mont Kiara.
More shopping also awaits at Hartamas Shopping Centre while recreation thrives at National Science Centre, Bukit Kiara Equestrian Club and KL Golf & Country Club. Even the Royal Palace is a short drive away. There’s always KLCC located a few kilometres away where more lifestyle amenities await to be explored.
Well-connected, TWY Mont Kiara benefits from its premier location through a network of major highways. Easy access to the property is via Jalan Duta Kiara and Kalan Kiara. When traveling towards other key destinations, on one hand, residents can take several routes including SPRINT, DKE, NKVE and Jalan Damansara amongst others.
PropertyReviews.my’s Verdict
We tend to be a little partial to Symphony Life’s projects – indeed, we really fancy its rather rich portfolio of past projects – Lavender Heights, The Wharf, 6 Ceylon and the likes. TWY seems to be another fine addition to Symphony’s portfolio, and we kinda like it due to these reasons:-
- We are Symphony fanboys.
- It has got a good, central location in the heart of Mont Kiara. Near to everything.
- Nice sizes; probably easy to rent out.
- Duplex units are not the norm in Mont Kiara, and this may be TWY’s main differentiator.
- Nice design and landscaping.
On the other hand, the minus points are –
- Small area; not much open space
- Near NKVE, which means that it has got the same problem as Mont Kiara Meridin (noise! dirt!)
- The Mont Kiara glut is not getting any better with increasing supply (this is not exclusively TWY’s fault or problem!)
